A Broker's Editorial

The Old Meets the New

AP 10/30/12 “Berkshire Hathaway is acquiring Prudential Real Estate network from Brookfield Asset Management.” Berkshire Hathaway will launch a brokerage firm, Home Services of America with a total of 75,000 RE agents complete with their management staffs nationwide to add to the 56 companies and 288,000 employees that fill hundreds of buildings and locations with millions of shareholders that Hathaway already has.

One could only assume by their growing size and massive investment in the grand old real estate sales profession that they hope to turn the profession into a giant digital sales factory that would have great political power enabling them to be less accountable to their home buying clients similar to the insurance and banking industries.

The signs are everywhere.  The large RE firms of Century 21 and Coldwell Banker and ERA are owned by one hedge fund headquarted on the east coast that also has thousands of agents with their management staffs, who also fill hundreds of buildings and are located at hundreds of locations nationwide, and of course, typically they have large staffs of lawyers working diligently to protect themselves against you in an effort to secure their massive profits for themselves and their shareholders.

Here’s another sign of the times.  The recent purchase of Prudential Real Estate network revealed that they happen to own their own title company, their own lender, their own escrow, and have required their customers to use their corporately owned affiliates.  This practice of the use of their affiliates has diminished the use of better and cheaper locally owned talent that holds to a higher standard of neutral bias.  This corporate affiliate arrangement usually results in higher costs to you and if something goes wrong it may result in you feeling a little lonely during your purchase transaction.

Here’s a new idea for home buyers on the internet.

Wouldn’t a family owned, Real Estate firm that has its own “I.T. department” and who is dedicated to the buyers needs and who is the oldest family owned brokerage firm in San Diego, #00303908, be a better and safer shopping choice in this digital age.   Thanks,
